We have the right tools to

meet your maintenance needs.

Howard Property Management created a maintenance team to work closely with our management team to develop the expertise to quickly identify issues needing to be addressed, to determine the best solution, and to quickly resolve issues. Our experienced management and maintenance team can handle almost any issue that arises within a community. The Association can be assured that our maintenance team is acting as the Association’s representative and solely in their best interest.

As the needs of our associations have changed, we have grown the maintenance department to fit those needs. It all started with a dump truck to take care of bulk trash and steadily grew into maintenance vans and eventually bucket trucks to take care of pole lights.

Maintenance responsibilities generally fall under either an owner, the association or the county. Depending on the community, a master association or Columbia Association may be involved as well. For clarification, please feel free to contact Howard Property Management.

BGE Outage

Any street light outages can be reported directly to BGE.  BGE offers an online reporting system to expedite any lighting issues. All you need to do is either enter the reference address or the pole number if available.

Some lights within the community may be the responsibility of the association. Contact HPM to confirm responsibility.

In the event of an emergency (property or life-threatening flood or fire) after hours, weekends, or over a holiday period, do not hesitate to contact our office at 410-313-8608 24 hours per day 7 days per week. Dial 9 to be connected to our after-hours response team.

Condominium Owners

Unit owners should contact Howard Property Management prior to reaching out to their own insurance provider.  Our staff can mitigate any damage and manage the insurance process.

* Fire – call 911 immediately then report it to Howard Property Management.

* Water Damage/Flooding – resulting from a broken pipe, main waterline break outside your unit, or a main sewer line back-up into your home, contact our after-hours response team.

* Roof Leak – contain leak and report it to Howard Property Management during regular business hours
